Seasonal Home Care

Closing your Florida home for the summer: a checklist

Leaving Naples for the summer months? A few careful steps protect your home from humidity, storms and surprises — so it feels fresh and ready the day you return.

Quiet Florida home closed for summer with linen-covered furniture, shutters and stone floors

Florida summers are beautiful, but an empty home faces heat, humidity, heavy rain and hurricane season. Whether you own in Naples, Marco Island, Ave Maria or Bonita Springs, this checklist helps you leave with confidence.

Air and humidity

  • Keep the air conditioning on — many homeowners set it around 78°F.
  • Consider a dehumidistat or dehumidifier to keep humidity in check.
  • Replace the AC filter and leave interior doors and closets slightly open.

Water and plumbing

  • Turn off the main water supply or install a leak-detection shut-off.
  • Turn off the water heater and ice maker.
  • Pour a little water in seldom-used drains so traps stay sealed.

Storm readiness

  • Store or secure lanai furniture, planters and decor.
  • Know who will install shutters if a storm is forecast.
  • Photograph each room for insurance records.

Kitchen, pests and security

  • Empty the refrigerator and pantry of anything perishable.
  • Schedule pest control and pool service to continue while you are away.
  • Leave a key and alarm instructions with someone you trust.

Who watches the home?

Many insurance policies expect regular checks on a vacant home. A professional home watch service walks through on a set schedule, looks for leaks, humidity, pests and storm damage, and sends you a photo report. If you plan to rent while away, boutique co-hosting keeps the home cared for between guests. For more, read what seasonal homeowners should know before leaving Florida.
